Impact of the Corolla Bridge


Ok folks here is the deal on the mid Currituck Bridge (Corolla Bridge) and the impact that it is going to have on the Outer Banks.

In my professional opinion when the bridge has begun construction this will immediately increase the value of all the property from the North Beaches in North Carolina through Duck, North Carolina.  As a huge percentage of all the tourists to the Outer Banks in the summer are from the Northeast region of the United States this will cut the travel time down by minimum one hour.   There will be a large percentage of tourists that in the past stayed in the Southern beaches which will relocate to the Northern Beaches.  With the increase in values of the Real Estate will also come an increase in the commerical industries located in the Northern Beaches.  

On the adverse end of the spectrum the Southern beaches will take a hit on the values of homes and businesses.   The traffic through the towns of Southern Shores and Kitty Hawk will be basically cut in half.  

Another point of interest will be the local population of Corolla will most likely skyrocket as there will be a sizable amount of people that will begin to live on the Corolla westside and communte to work in the Hampton Roads area.   The Northern beaches of the Outer Banks will start to become a retirement destination area more then it has in the past.   

The strengths that the Northern beaches have oppose the to the Southern Beaches is the area up north are more modern in feel.  The Duck and Corolla area are the newer areas on the Outer Banks and they hold a much more clean look to the areas relative to the Southern Beaches.  Also to the beaches up on the northern end of the Outer Banks seems to have a more clean look to them.  The beaches are more of a sandy beach unlike the Southern Beaches which have a more shelly beach feel. 

All and all the prospect of the Northern Outer Banks to the investor is going to be the place to put ones money.
